Before buying land, do your research

Talk to as many people as possible to make certain that you can build on it and how big the building is allowed to be. A surveyor should be able to give this information. Locally they are refered to as civil engineers or mechanic. The buyer should have employed a surveyor to draw a Topographie. This is a "map" of the land for sale. This forms part of the contract of sale and must be recently drawn. The sureyor should also measure the plot with GPS and apply to the forest office for a certificate stating that the land is not part of the designated forest area. If the land is in a forest area it may not be possible to build or there may be restrictions.

We are in the process of buying a piece of land. And although we approached many real estate businesses, we decided to buy from a well known builder who sells land and then will build your house for you, if you want him to its not obligatory.
On the face of it it probably will cost us more in the long run, but the builder on selling the land wants to be able to build on it for his own sake to make money, also doesnt want his reputation to be ruined if a bad deal has been done. So I think this approach is less likely to end in disaster, (heres hoping).
